According to the Massachusetts Agency Disclosure I owe the following to you as a Buyer’s Agent:

• Undivided loyalty
• Reasonable care
• Obedience to lawful instruction
• Confidentiality
• Accountability
• Full Disclosure
“The agent must put the buyer’s interest first and negotiate for the best price and terms for their client, the buyer.”

Every Agent who discusses, face-to-face, a specific property (outside of an open house) with a buyer must present a Massachusetts Disclosure Form to them disclosing their relationship.
This is not a contract!

Some agents use Buyer Representation Contracts. They are binding. If an agent presents a buyer’s broker contract to you, read the entire contract and consider the implications before signing it. It is also a good idea to consult an attorney.

As a Buyer’s Agent I:

• Arrange showings at properties you want to see, according to your specific criteria. I do not limit my search to the Cape and Islands MLS, but incorporate FSBO and pre-market homes as well.
• Provide the appropriate listing sheets and town information sheets
• Ask questions that are pertinent to the property during the showings.
• Provide a market analysis for properties of particular interest.
• Assist in writing offers and providing all the necessary paperwork that an offer consists of.
• Research the property prior to making the offer.
Negotiate based on your instructions and our experience. Our negotiating skills have been refined over years and years through education and practical experience. This is one of the most important aspects of our duty to you as your Buyer’s Agent. If your agent is not a great negotiator you could be cheating yourself out of thousands of dollars!
• Oversee all paperwork to make sure everything is properly completed, including recommending several excellent attorneys and mortgage representatives.
• Arrange for all inspections and accompany all inspectors.
• Oversee the entire process until closing and accompany the buyer to the closing to ensure that it goes smoothly.
